Fixed vs Floating: Picking the Right Home Loan Interest Rate

One of the first decisions you'll face when applying for a home loan is whether to go with a fixed or a floating interest rate. Lenders present this as a simple checkbox, but the choice affects your repayment for the entire tenure of the loan — often 15 to 20 years.

What a fixed rate actually means

A fixed rate stays the same for a set period, sometimes the full loan tenure, sometimes just the first few years before it switches to floating. Your EMI doesn't move regardless of what happens to the broader interest rate environment. This predictability comes at a cost: fixed rates are usually priced higher than floating rates at the time you take the loan, since the bank is taking on the risk of rates rising later.

What a floating rate actually means

A floating rate is linked to an external benchmark, and moves up or down as that benchmark changes. Your EMI — or your tenure, depending on how your bank structures it — adjusts accordingly. Floating rates typically start lower than fixed rates, and historically, borrowers who stay floating over a long tenure tend to pay less overall, though this isn't guaranteed.

How to actually decide

  • Loan tenure: the longer your tenure, the more time a floating rate has to move in either direction. Short tenures reduce that exposure.
  • Your comfort with EMI changes: if a ₹2,000–3,000 swing in your monthly EMI would genuinely stress your budget, a fixed rate's predictability may be worth the higher starting cost.
  • Where rates are in the cycle: taking a floating loan when rates are already low carries more upside risk than taking one when rates are historically high.
  • Prepayment plans: if you expect to prepay or close the loan early, the long-term direction of floating rates matters less.

Where a relationship manager actually helps

Beyond the fixed-vs-floating decision, the rate you're offered in the first place depends heavily on your profile and which lender you approach. This is where having a dedicated relationship manager and access to a panel of banks makes a measurable difference — you're not limited to whatever a single branch quotes you.
