Documentation
Documents You Need Before Your Home Loan Application
Most delays in home loan processing come down to one thing: incomplete documentation. A file that goes to the bank complete and correctly organised moves through underwriting far faster than one that trickles in over several weeks. Here's what to have ready before you apply.
Identity and address proof
- PAN card (mandatory for all applicants and co-applicants)
- Aadhaar card or another accepted government ID
- Recent utility bill or rent agreement, if your current address differs from your ID
Income proof — salaried applicants
- Last 3 months' salary slips
- Form 16 or income tax returns for the last 2 years
- Bank statements for the last 6 months showing salary credit
- Employment continuity proof, if you've recently changed jobs
Income proof — self-employed applicants
- Income tax returns for the last 2–3 years, along with computation of income
- Business proof — registration certificate, GST returns, or partnership deed
- Bank statements for the business account for the last 6–12 months
- Audited financial statements, where applicable
Property documents
- Sale agreement or allotment letter from the builder
- Approved building plan and occupancy/completion certificate, where applicable
- Title deed and encumbrance certificate for the property
- NOC from the builder or society, if required by your lender
Where most people lose time
The single biggest delay we see is applicants submitting income proof and property documents at different times, which resets parts of the bank's review each time. Preparing everything as one complete file — and having it pre-checked before submission — is the simplest way to avoid this.
